[ 01 — Manifesto ]

Nearly two decades in the United States. Operating in Florida since 2021.

The Kings Group began in New York in 2007, serving Target, Brooklyn Nets, 7-Eleven, and MGM Resorts. In 2021, Kings Development was founded in Florida, focused on residential real estate and a turnkey structure for international investors to become direct owners.

Today, the group includes five vertically integrated companies: developer, builder, in-house General Contractor, equipment, and heavy operations. All within the same group, with over 1,200 professionals and four active areas across Florida, from entry-level to luxury.

Everything registered under your name. Not a share, fund, or indirect interest. You open a U.S. company AND the land and house become its assets.

[ MF7 · General Contractor ]

The builder is part of the same group.

A General Contractor is the company legally and technically responsible for the entire construction. They coordinate specialists, manage schedule, budget, permits, and quality, and answer for final delivery. It is the single point of contact for the build.

In the standard U.S. market, developer and General Contractor are separate companies, which creates friction between who develops and who builds. At Kings, it is different: MF7, a company within the same group, acts as General Contractor on every project. No outsourcing of this layer.

Centralized management within the group

MF7 takes legal and technical responsibility for the entire project, from initial contract to delivery. The investor deals with a single group, not with a developer on one side and a builder on the other.

Specialist coordination

As General Contractor, MF7 hires and supervises the specialists for each stage (structure, electrical, plumbing, finishing) under a single quality standard.

Schedule, budget, and permits

Deadlines, costs, county permits, and safety compliance fall directly under MF7. No passing of problems between separate companies.

Open a U.S. company

The company is opened in your name through our hub of partner accounting firms. Approximate cost of US$ 750. The entire operation runs under that accounting structure.

Open the U.S. bank account

Full guidance to open the U.S. business bank account under your company's name, through our hub of partner banks.

Identify land with growth potential

We identify and map land in areas with strong appreciation potential. We assist in acquiring the lot under your company's name, with public deed registered in the Florida county.

Structure the financing

Partner U.S. banks finance the construction under your company's name. You contribute the initial equity portion.

Construction execution

MF7, the in-house General Contractor, manages the build: schedule, specialists, permits, and quality stay under a single Kings group company.

Completion and sales strategy

The home is finished and listed through partnership with REMAX, the largest real estate brokerage in the world, or through a direct channel if preferred. You choose the path.

Sale and return in dollars

Profit lands in your company's U.S. bank account. Full cycle of up to 12 months from contract to home sale.

[ Exclusive financing ]

During construction, only the interest is paid.

We work with an exclusive financing structure for international investors, designed specifically for the construction cycle. The investor does not pay principal while the home is being built, only the interest for that period. The principal is settled when the home is sold.

Released by construction phase

Capital is released as construction progresses, aligning deployed capital with the actual stage of the build.

During construction, only interest

Principal is not paid during construction. The investor only pays the monthly interest while the build is underway.

Settled at sale

Principal is settled in full at the closing of the home sale. Net profit lands in the company's account.

Financing terms subject to partner bank review and investor profile. Interest rates and fees vary based on market conditions and the final structure negotiated per project.
